Number of Sales Rising in the Right Price Range
I wrote a few days ago about the rise and fall of home sales and prices in Anne Arundel County, but I’ve recently read a post on the Baltimore Sun’s “Real Estate Wonk” blog that was interesting as well. Sun blogger Jamie Smith Walker noted some interesting trends, including the fact that the number of homes that sold that were priced under $250,000 in the Baltimore metro area actually INCREASED by 9% over September, 2007.
By contrast, sales of homes priced in the $250,000 to $499,000 range fell 9% and the upper end of the market, homes priced over $500,000, fell by 19%. Quite obviously, the “sweet spot” in the market (as Walker calls it) are homes priced under $250,000.
That’s pretty good news for some sellers, though it gives first-time home buyers (the most likely to fall into that portion of the market) a bit less leverage than those seeking higher priced homes.
